Every builder in Texas budgets a commission for the buyer’s agent. It is baked into the price before you ever walk the model home. If you show up without representation, the builder does not discount the house — they simply keep the money.
That single fact is why the rebate model works. When a buyer registers an agent who shares commission, 2.5% of the sale price comes back to the buyer instead of staying with the builder. On a $500,000 home that is $12,500.
The same principle applies to pre-owned homes, where the seller decides what to offer a buyer’s agent. Whatever is offered, we share the majority of it — up to 2% of the sale price.
The catch, and there is only one, is timing. You must register before you sign a contract, and on new construction, before your very first visit to the community. After that the builder can refuse to pay a commission at all, and no commission means no rebate.
